Chinese Swimming Club Hiring for Property Executive at Paya Lebar Full Time
Primary Responsibility:
Responsible for attending to the daily maintenance, security and technical issues of the Club facilities.
Conduct daily inspections, give recommendations and training to maintenance team to maintain and carry out preventive maintenance for M&E installations, sanitary and plumbing services, telephone systems, PA systems, IU car park systems, NETs system, air-conditioning systems, pools/filtration/steamer/jacuzzi systems, audio/video equipment, CCTV security/sprinkler system/firefighting equipment are always maintained efficiently.
Work closely with vendors, coordinating with them on the necessary rectifications and maintenance work and in monitoring the progress/execution of work in accordance with to the statutory safety requirements, vendor contractual agreement and Club’s SOPs/policies.
To provide hands-on maintenance and troubleshooting of faulty equipment’s where necessary.
Attend to requests & feedback promptly & effectively.
Conduct checks on installations, troubleshooting, preventive and corrective maintenance work on air-conditioning and mechanical ventilation system, electrical system of the Club and Building management system.
Supervise and mentor the technicians and ensure that all assigned or routine jobs, maintenance, repair and replacement work are carried out timely and properly.
Maintain and further develop excellent tenant relationships and attend meetings as applicable.
Liaise with the local authorities as appropriate.
Regularly evaluating vendor performance and highlight vendor’s improvement in service delivery to superior.
Oversee and manage major work programs on site, acting as the liaison point for all parties involved, including on site and external contractors.
Coordinate or assist in meetings and/or inspections with the authorities /department and service providers.
Any other tasks as may be deemed necessary by Property Manager
Requirement:
Higher Nitec / Diploma in Mechanical, Electrical or Facility Management or equivalent with least 4-5 years of hands-on experience in building/facility maintenance or in handling mechanical & electrical works;
Sound knowledge of technical and mechanical aspect in Engineering;
Ability to plan, organise and supervise a team of contractors in carrying out planned and ad-hoc maintenance work
Proactive in ensuring work done promptly and with attention to details;
